Obere Isarau: Auensiedlung
City part: Schwabing-Freimann | State: 2024
The Auensiedlung is a modest residential settlement with low-rise homes and plenty of greenery. Its quiet streets and open surroundings create a relaxed, almost village-like residential mood. Older farmsteads, church settings, plot boundaries and inherited street lines are not merely historical remnants; they still guide orientation and give the area a smaller scale than the surrounding city. Private gardens and mature tree canopies soften the architecture, provide privacy and make seasonal change unusually present in the streetscape. The area depends on a few larger roads or public-transport stops for citywide access, while internal streets remain focused on local movement and residential calm. Low building heights and greater spacing between homes create a slower street rhythm than in central Munich, with more room for gardens, trees and informal outdoor use. Its identity is cumulative rather than monumental: familiar routes, neighborhood services, greenery and the repeated use of shared spaces matter more than a single landmark.
