Freimann: Bayernkaserne
City part: Schwabing-Freimann | State: 2024
The former Bayernkaserne is being transformed into Neufreimann, one of Munich’s largest new urban quarters. The military site’s broad plots and perimeter roads are giving way in stages to housing, schools, social facilities, shops and extensive public green space. First occupation has begun, but construction remains visible, so the area is currently defined by the direct coexistence of inherited infrastructure and a neighbourhood taking shape. The mixture of Kieferngarten, Euro-Industriepark and open northern landscapes gives it a highly varied, practical character. The separation of traffic, housing and green space reveals the planning ideals of the post-war period, but mature vegetation has made the ensemble feel more settled and less schematic over time. Freight movements, shift changes and service traffic produce a rhythm very different from a residential quarter and show how closely employment infrastructure is woven into Munich’s urban fabric.
