Echarding: Baumkirchen
City part: Berg am Laim | State: 2024
Baumkirchen and the former Pfanni site show eastern Munich’s transformation from industrial production to mixed urban living. Preserved brick structures, new apartments and the landscaped Baumkirchner Mitte create a contemporary quarter with visible industrial memory. Large parcels, robust buildings and technical infrastructure remain legible even where production has declined, so the area’s earlier working history still shapes its scale and atmosphere. Freight movements, shift changes and service traffic produce a rhythm very different from a residential quarter and show how closely employment infrastructure is woven into Munich’s urban fabric. Housing, offices and local services now overlap with traces of the former use, creating a quarter whose new identity still remains connected to earlier layers of the site. Retained buildings, old alignments or traces of infrastructure give the new quarter depth and help explain the former use instead of allowing redevelopment to erase it completely.
